VNR: Demolition complete, construction beginning on new student housing

WHAT: The demolition of existing buildings has been completed for the $170-million Residences for Graduate Students project on the UH Mānoa campus. 

WHERE: UH Mānoa on the ma uka (mountain) side of Dole Street between the East-West Center and Mānoa stream. 

WHEN: Two-week demolition process started shortly after the October 4 groundbreaking ceremony

WHO: Swinerton Builders, Greystar, UH Office of Strategic Development and Partnership

MORE INFORMATION:

  • A two-story office building and supporting warehouse were demolished and removed to clear the way for construction of the housing facility.
  • The future facility will feature two buildings (12 stories and 18 stories), with 316 units for more than 550 graduate students and their families, along with junior faculty members.
  • The complex will include a childcare facility, café retail space, study rooms, and more.
  • UH’s second major public-private partnership (P3) capital improvement project on the UH Mānoa campus, built by private partners with minimal or zero taxpayer or tuition monies.
  • UH provided $8 million for pre-development and pre-construction work and will provide $2 million a year for rent abatement, to keep rent affordable, for the life of the 45-year property lease.
  • The first UH P3, Residences for Innovative Student Entrepreneurs (RISE), opened in August 2023.
  • Construction is tentatively scheduled to be completed in time for fall 2025 semester.
  • The blessing ceremony for the project's groundbreaking was held on October 4.
